I did work for them in California and they own almost every storage facility.While operating a public storage facility sounds like it is easier to manage than housing rental units the business comes with inherited problems i.e. 24/7 management, theft issues, issues regarding damage to your customer's personal items caused by leaks in the roof, flooding of the storage yard and maintaining the asphalt driveways and parking lots is often very expensive and can take several years to recover from.I do underground utility installation and repairs for sewers, water mains, electric, etc. and I recently completed a job for Extra Space where we had to replace 1200 feet of 6 inch fire water piping.

We are in the process of aquiring an apartment in Northmoor, MO . . . just outside of Kansas City, MO . . . as we are running our numbers on the property we are struggling to get consitent pricing ir direction on the repair of the asphalt driveway and parking area. 

It's going to be triple the price of an asphalt shingle or less that double the cost of a tile roof.

Steel and anything with petroleum also fluctuates with the volatile market (asphalt roofing material.)In the current market conditions construction is a very risky business.

Our recommended price is in the $3.50 to $4.00/sf range for an asphalt shingle roof so I would expect your roof to be ~$6k, so your price is 4x what I would expect it to be.I could say the same thing for nearly every other price on your list, all of them seem to be significantly higher than the suggested pricing. 

I put some asphalt millings down so you can drive to the middle of the land with a small sedan type car. 

Debating on whether to go with a Concrete or Asphalt driveway for my rental property.Concrete would look better and might add greater value to the property, but Asphalt would cost less and would still add value.The property currently has no driveway, so I’m sure either option would add value to the place, either way.
