I am guessing you are trying to find an area or neighbourhood with allot of rentals so purchase your own rental there?  

Even though I have read allot of books and have been very involved in the community I lack the hands on experience I am so eager to gain.

Allotting for neighborhood trends and identifying market appreciation (or the lack thereof) are factors that I will surely take into account.

You might be able to safely soften your R&M and Capex allotment in your analysis for 5-10 years depending on what was freshly replaced with the flip (roof, major appliances, plumbing, etc).
