The flying is incredibly fun (low levels in mountainous terrain, flying down into the Columbia River Valley, etc), and it provides great opportunities to build multi-engine hours and be highly competitive for the airlines down the road.

I focused on burbs near the airport and rent exclusively to pilots, flight attendants, and airline personnel to counter this.Lastly, when running your numbers, be sure to get your own quotes for insurance and taxes to include in your analysis.

@Eunice KimThe only way to know whether or not your tax returns/earnings will play a factor in qualifying for a loan is to call a couple lenders up and see if you qualify.Just call up a couple lenders today - it shouldn't take too long.If you are interested in doing a deal with an investor across the country - go spend the $500 for an airline ticket and meet with him in person and see if hes the real deal.If you are thinking of investing close to $150,000 - you owe it to yourself to spend $500 on an airline ticket to see him.

Through no fault of their own, the 2nd hand smoker, especially in the days when airlines were allowing smoking, can develop and have been proven to have higher incidence of cancer. The "empirical cost" was not paid at all by the Tobacco companies and in fact, developed propaganda campaigns to mislead the public. After the mounting evidence reached a certain point, taxes on Cigarettes skyrocketed, for at least 2 reasons. 1) to discourage the use of cigarettes so you DON'T have an increase of getting cancer and 2) to help pay for some of the empirical costs associated with the healthcare costs. In the case of Investors following the OP's strategy is one that I have personally seen time and time again.
