As I've come to terms with this I have taken the last five months to regroup and really think about the future which brings me to my post and what I'd like to get the communities opinion on.I successfully negotiated and acquired one of my duplexes in 2017 that I nearly have paid off (note balance is $54k, property value $230k).

I think they will continue to see success in their niche but they should be careful about letting these issues become too commonplace.  

Its comical how few people understand how luck in a particular economic cycle plays into their successes. 

What trends proved to be the most successful for you last year?

I'm going off the understanding that you still need to spend 500+ hours in the business to achieve material participation (please correct me if I'm wrong). 

If you're having success with stocks and real estate seems risky, then it's probably best to stick with stocks until you know what you're doing with real estate.

This was a learning experience that will fuel many success to come.On the podcast you mentioned you were going to take a few months off.

At this stage, the main thing we need is for me to get back into the workforce and get some money coming in, in order to achieve that dream.With that in mind, my immediate goal is to gain employment in the field of property management, as opposed to wasting my time working in another field that is not associated with real estate.
