Period.Only add that she was violent, did not follow household rules, etc. if the judge asks why you did not renew.With a recent major change in her behavior something else is going on.

Call the local police non-emergency number and ask if there's been any violent crime in the home/neighborhood etc.

Other than the typical drinking/disorderly issues or the occasional car break-ins that pop up in some neighborhoods I haven't seen a lot of serious or violent crimes in town.As with any small growing city there are pockets of crime that generally stay within some specific neighborhoods which are fairly easily to identify but generally its not bad.

Well, Tukwila was recently listed as one of the most violent cities in the US.

I did a search online to check out the data on a city I was considering investing in, and saw (not a city government site) pretty troubling information about the rate of both violent and non-violent crime statistics in the area.

But I don't think I would boot them out for a non-violent minor event as long as they are taking care of what needs to be done to prevent going to jail.

What happened was not a violent shooting but an unfortunate accident that happens when people carry guns. 

Rent controls or other local laws and ordinances are just that, Local, and you need to review the enabling authority for specifics.As a PM, I routinely run background checks on all applicants, and our policy is that not only will we not rent to someone with felony arrests, we will not rent to any violent offenders, drug offenders, sex offenders, GTA or petty thieves either!
