Given the high demand for industrial space, especially near major interstates, this could be a smart move.

Quadplexes will fall under residential financing, while larger units will move into the commercial space.

To find good LPs, you need about one to two years of brand building to have any credibility in the syndication space if you didn't come to it from another part of the industry.

It also has become a popular travel destination over the last 5 years or so, so there has been an increase in competition in the STR space as well. 

Most flippers will only add the ADU if there is already under utilized living space (not garage conversions but craft rooms, bunk house, etc) to convert.  

However, I've been searching for newer, cheaper value-adds to student rental properties and have found focusing on outdoor spaces can be a huge draw with much less of the cost of tearing out kitchens, baths, etc.

I rent homes unfinished for the most part but sometimes, if a space would look better with something extra, like a coffee bar or a patio table, I will pick one up.

The dishwasher should be to the right of the sink as a large majority of people are right handed.There is a picture of a second fridge in the kitchen, but no mention of it in the listing.You'd have been better off putting the stove where the second fridge is and giving the renter more countertop space.
