A while back I overheard an interview with Pulitzer prize author Jane Smiley talking about her book Horse Heaven.

I think you are getting the cart before the horse.

I'm not trying to be a thoroughbred salesmen but I do think I can bring her value with a deal that makes her a partner.  

@John Ratigan   hold your horses this is a loser.. and I doubt you will find a lender to lend you this month as they will run the math and help you realize that the only one making any money on the deal is them..

@Sherry Norman  put the shoe on the other foot as a capable funder I see your type of posts all the time the only thing your bringing to the table is the deal.. plenty of deals out there. if you have to post on line for a money partner that's your problem right there your not strong enough.I suggest you get your money partner FIRST then go shopping I think you have the cart before the horse..

So once again I will beat that dead horse to death and once again preach that there are much better deals in your local market than you'll ever get in another state.

If the finish doesn't really require any money, I'd get on my horse - maybe take a week's vacation from work - finish it out and do whatever the intention was (flip?

I am asking the BP community if there are any Investors on Long Island who can use a work horse that will bring them deals.
