What pieces of the puzzle am I missing?

And what will the other pieces of the puzzle typically look like for the construction loan process:should I expect to pay any points? 

I know all about the HomeStyle loans, but not really sure on the puzzle of buying a home below market (if in fact we should even do that).  

Another piece to my puzzle is good contractors.I'll be looking to renovate buy and holds and possibly some flips.

Take your time and make sure all the pieces to the puzzle fit.  

And while I realize that in the end, I would have to ultimately be the guarantor for the property, I feel like they're missing out on the "asset" part of the puzzle.

The final piece of the puzzle would be: some shock to cause rent to drop across the board, which would probably accelerate quickly.

Without all three pieces of that puzzle, it'll be a non-starter.I learned the mentally anguishing way... the bottom line is, you have more important things to deal with.  

My name is Justin, I'm new to property investing but BP has been great with information and helping me put together this puzzle property investing is to me right now but hopefully in the next couple of months I'll have a mentor or mentors.
