Some countries like Japan and Singapore have licensed agents and that kind of makes sense. 

Lastly, as someone noted, real estate is sort of back to the way it has been over the last several decades: a good storer of wealth, but it is no longer the "get rich quick" scheme that many people on these forums seem to think it is.  

After that, I have created a pseudo-real estate course for myself which will consist of reading the following books: Rich Dad Poor Dad, The 4 Hour Work Week, The Richest Man In Babylon, The House Hacking Strategy, The Multifamily Millionaire vol. 1 & 2, and Buy Rehab Rent Refinance Repeat.

New Bern may not support the nightlife of a college town, but it is extremely rich in history.

There is so much information out there and so many people now know what Rich Dad Poor Dad is, what an FHA loan is, how to buy a duplex and live in one unit and rent it out, etc.

IF not, don't waste any time and find another road to riches.  

Realize that 90% of your friends and family will also want a deal and probably think you are rich for owning a vacation home and do not understand that you most likely have a mortgage and bills and upkeep on said vacation home.
