@Dustin Rose acting as a true wholesaler in FL is actually a felony believe it or not! 

I'm looking for some input and/or comments on what some of you extremely successful investors would do in my shoes.

As per RE Center of Austin, Months inventory for single-unit residential housing declined from 3.6 to 3.5 months supply, and days to sell rose from 95 to 96.

Housing prices rose dramatically from 2001 to 2006 (in many places, not all) not due to inflation, but due to supply/demand.Exactly why oil prices are so high is an even more complex question.

If I was me in your shoes...I would certainly be interested in this project as well, however, barring a major problem at inspection, I would think about the fact that the owner possibly claims low expenses due to deferred maintenance.
