How you considered investing in the Red River Gorge of KY for STR?

Particularly in Philadelphia where there’s a ton of red tape to navigate and construction costs are disproportionately high relative to other markets.Ten years ago I could walk into a district L&I office, complete a two page application and pick up a building permit without plans for a single family renovation the next day.

Red flags are going up around me regarding this area. 

However, here are some considerations:Permitting: Unpermitted structures are often a red flag for lenders because they may not meet local building codes or safety standards.

We will end up having to complete more of the labor on this project ourselves than planned and we will be fortunate to finish this one without being in the RED.

My flipping clients will often do that because the appraiser may not take it as a bedroom for financing purposes and buyers may see red flags if its an unpermitted bedroom.

How many hours it takes is going to depend entirely on the details of the project and how well all of the players involved (including you and your client) work together.If you're really trying to do this at scale and build "unlimited" houses, ditch the bring-your-own-materials plan and start building excellent relationships with contractors, subcontractors, and govt. building departments in the areas you want to build.
