I was born & raised here & plan to stay for the long haul.I work at a local CPA firm that focuses mainly on tax preparation & bookkeeping.

I would say that if you're renting single family houses an LLC for each property is defiantly over kill and will cause a big headache when it comes to book keeping and tax time.

Do you use it for your bookkeeping/accounting needs also, though?

Sometimes you'll see houses in transition areas being used as real estate/bookkeepers offices until it is viable to tear down and construct straight commercial.

The price of the product is so cheap I could pay a book keeper to input the summary numbers off of the resports.I am purchasing 75 small 1-1 units made up of 14 diff 4-plexes all in the same neighborhood.

I really have a hard time understanding why people think they can be in the real estate business and not have a grasp of basic contract law, simple bookkeeping and other business functions.

As much as my real estate keeps me busy enough for a full time position, I have outsourced bookkeeping, property management, etc which has helped me place priorities elsewhere, ie creating other businesses. 8)

Routine maintenance, landscaping, snow removal, rent collection, bookkeeping, pest control.

This is how I was taught to do this by a bookkeeper.

Payroll, bookkeeping, etc can mostly be done remotely.
