If your negligence is great enough, and the plaintiff has a good enough attorney, they will likely be able to "pierce" that veil and come after the owner personally, which would ultimately put any other assets (the other LLC's) on the table.

Five minutes into the MLS I found 2 properties in her price range and when she hemmed and hawed at those not being good enough I just put her on an MLS drip, gave her my card, and let her float off into space lol.Sellers are worth more effort up front because they take less effort in contract-to-close and you get some free marketing with the for sale sign.

There is no way to tell, but this escrow thing puts a third party in control of deciding if the work is completed 100%, if it's good enough, etc...

I've ordered the BRRRR book from BiggerPockets, and I've listened to BP Episode 327 where they do a BRRRR deep dive where David softly advised against this (@ 1:19:48 in BP 327) because it wasn't efficient, but I wanna learn more and see if it would be a good-enough way to get into real estate for someone in my position.I'm estimating that by the time I'm ready to buy--November 2022--I'll have $70,000 (not including my emergency fund) in cash for everything: cosmetic-only renovations, initial down payment, closing costs, etc.

@William RushtonUsually offer can state one unit to be delivered vacant at closing and this will satisfy lender.Or, if want to make offer more competitive, lender might let you close if tenant is month to month and you sign something that you will issue 30 days notice at closing..definitely would want to discuss with specific lender to see if they’re creative/good enough to make that happen.
