Prices did seem better than DFW, but about 5 years ago when it was on my radar, I never found an area where I thought there was good balance. 

I found the deal sitting on the market for 21 days which believe or not is a long time for the area.

Vegas is certainly more of an appreciation city especially with rates where they are now but that does not mean that cash flows can't be found.

I also just found out that the property is on well and septic, and the well is on one lot and the sceptic the other.
