Then right before closing, they ran the county records and said they can’t do a HELOC on a home I don’t personally own, and I would need to do a quit claim deed and put it back in my name to get the loan approved and then can do another quit claim deed to put it back under the LLC that it’s currently operating under.

I'll preface by saying I'm not a tax expert, but just went through a cost segregation as a REPS and this was my view.The benefit from pulling out these items coupled with the bonus depreciation far outweighs any incrementally higher taxes in later years, by quite a large margin.

Don't quite understand what you mean.Wholesaling has nothing to do with where you grew up.Wholesaling (as well as any other business) is about lead generation.I didn't grow up in NYC, and if I were to wholesale there I would dominate that market with my ability to rank websites #1, dominate online presence, credibility, and competence strategies I can apply to my online image.I think this is why so many people are "afraid" of wholesaling.Break wholesaling down into its most basic elements.

Most do so believing its only temporary but s*** happens in this business..... timelines get stretched, appraisals come back lower than expected, rates remain high longer than expected etc. etc. and what's intended to be a short term solution often adds quite a bit of strain to the property and your business.
