It did cost more money than expected due to vacancy that I did not account for.

It was an (annoying) paid ad popup left corner in a YouTube video I was watching, and I was about to shut it down, because it is what it is, a paid ad = they expect to sell a product, and they advertised it.

However, I expect for along hold, it will outperform virtually all other markets.  

I don't know how many deals like this I could do on my own before I could reasonably expect my worst-case results to be a loss of $16K.

Would be interesting to hear experiences others have had..The expectation for rent being used to help build credit has slowly grown over the years.

A lot split with 3 year commitment to OO will be a slow scale, but for someone starting out it s low risk with solid expectation of return.  

Although supply and demand of 2nds ebbs and flows, we're still finding that there are plenty of 2nds out there today and expect more to come.

This is the #1 issue we see - owners not understanding, so then their expectations are not met.

I want to continue to invest in the property especially after getting back the inspection report which had a little more work than expected but I can roll with the ball!
