I won’t entertain questions that are outlined in my description and I will not show the apartment until an application is filled out.

I brought this up because a broker asked if I was willing to entertain properties with tenants in place.

The properties that do best look great in photos, feel great to be at, and entertain great with the amenities it provides.

Obviously following the lease and terms is always the minimum, but you can renegotiate if they are willing to entertain the request.

I snagged a copy of their book because my wife and I will soon be FTHB; consequently, after learning about why it's important to have exit strategies and knowing that this 1st home won't be our forever home we started entertaining ideas like a live-in flip, house hacking, or a future buy & hold rental property. 

Again I personally wouldn't entertain this request but at least you have a choice.Best of luck 

It's entertaining to me that people compare things at the state level. 

Purchase price: $257k, 2759 sq. ft, 4 bed, 3 bath, 2 car garage, in ground pool,  centrally located to entertainment and 30 minutes from 2 major downtown locations. 

Hypothecation agreements are more foreign to investors here I would think but I think you'd end up with the same haircut if there were any note types here that would entertain this deal.
