Stay squeaky clean with the IRS and local government agencies like code enforcement, sales tax, etc.

The issue I find is that when I go to list my units, which are clean and moderately upgraded apartments in Little Havana and Allapattah I literally have 70 applicants in 24hrs via facebook marketplace or through the apartment rental platform my property management software interfaces with (like Apartments.com etc).So when I have 70 people lining up with first, last and deposit with no other middleman or agency impeding the process or requiring inspections or causing delays or requesting additional paperwork be filled out where is my incentive to go the section 8 route?

The big wholesalers/agencies may have a massive marketing budget to get in front of owners, but if they're unsuccessful in building rapport, then the deal will never go through.

Their situation was a little specific as they lived in and operated a business out of their home so they signed up for a NNN lease, and the property was dual zoned residential and commercial so we were able to maximize their value.  

And the paperwork can always be done by the Realtor on the other side, they are always anxious to help out as long as you sign the agency paper.The problem can arise if you don't have a Realtor and the other party doesn't either....who does the MLS paperwork?

Has anyone used a collection agency to get unpaid rent/fines/damages etc without going through an eviction process?  

I would NOT recommend this company to my worst enemy and I hope that I can prevent others from being scammed by WealthAbility by posting my personal experience on as many forums, websites, platforms as possible and by filing complaints to every agency out there that deals with consumer fraud.

Once you have them evicted, you can hire a collection agency to go after them, but in the mean time, you'll be able to start marketing your property and hopefully, collecting rent on it.
