If the entire property is vacant you don't have to worry about inheriting bad tenants but you also don't have instant income and have to rely on the seller's claims and your knowledge of the rental market to determine what the income will be.Banks don't dislike landlording per se, investment properties represent higher risk than OO so they charge a premium.

So I would think then that senior living apartments could be a great investment.Once they are are there I have been told seniors strongly dislike moving and want to stay in one place for a long time.That reduces turnover and costs.If you have an apartment complex in a high crime area or have a bunch of one beds to 2 beds in a good area where families have to move up to a 2 bed or buy a home you have constant turnover.

I am not going to say anything about M and M.There are one of about 20 plus big commercial brokerages in the United States.I will tell you most of their stuff tends to be overpriced.The lenders lenders strongly dislike these 50 page offering memorandums some of these companies send out.Can you imagine buyers sending a lender multiple times a day 50 pages worth of junk when they only need a one page synopsis with key data to know if they can possibly fund it or not??

My experience is that the larger lenders dislike cash out refi's as opposed to rate and term and have quoted me higher rates.
