The smaller sizes can accommodate the fast casual or grab and go concepts that are more in demand.

I’d think for your first purchase it would be better to stay locally where you can be more hands on, even if you have a property manager, and get a better feel for the whole real estate investing concept.

Both drywall and paint are very easy in theory/concept, but hard to get right if you don't have precise knowledge of the techniques.
