@Jaye Seay It depends - The bank makes a hard pull that's good for 45-60 days towards the beginning.  

My goal is to drive at least 40-50 people through a property in the first weekend so I get 4-5 offers.Dont step over dollars to pick up pennies.

And if you aren't really focused on type and location before your sale, the 45 day identification period will race past.

So you would ask for, i.e. 45 day feasibility period (the time in which your deposit is still refundable) and then if by day 45 you feel confident and can start to move towards a close, then you will ask for a certain amount of time to close, but during that second timeframe, the deposit is now NON refundable.

With 4-5 bedroom house, some chance you can live for free or at minimal expense. 

It's been a while since I was communicating with people from there, maybe 4-5 years, but they were horrible!  

Sounds like a whole lot of issues over nothing as someone with 45 units blinds and a few holes are the least of your worries the turn over and vacancy cost to replace a tenant would far exceed some minor miscellaneous cosmetics.
