I will give you the common-sense answer below, but this is California, where common sense doesn't exist.A mandatory evacuation is outside of your control, so you shouldn't suffer financially because of it.

I live in San Diego, CA and as you all know, it’s a very high entry point here so looking to get into a long term rental elsewhere.

I have heard that CA is very competitive and very difficult to find deals in.

For context, I'm based in the SF Bay Area in CA and looking into buying my first OOS rental after house hacking locally for 10 years.
