It's near impossible to cash flow when most homes are selling for above $750K, Taxes and Insurance added in the PITI payment is higher than the rents.You can buy a Duplex 2 unit for example in either FL, IN, or OH and not pay more than $200K the rents are typically $1200-$1500 a door.

Unfortunately, it's near impossible to find anything over 10% cap rate and 10-20% CoC return... even in the midwest, you won't find anything like that.

I'd love to be able to start that way, but it's impossible in my location.Try to run the numbers and see if it makes sense for you, but for most real estate investors, I believe house hacking is the most intelligent/reasonable place to start. 

But I agree totally that it is an incredibly powerful vehicle to build wealth without having to put very much money down.

If each property costs $200,000 and your only acquisition cost is a 25% down payment, you will need $850,000 (17 × $200,000 × 25%) in savings, an almost impossible amount for most people.

With the internet, there aren't really do overs -- most websites have other websites that grab (legally or illegally) information . . . it is pretty impossible to make anything disappear once you put it online.

View cash flow as necessary to cover expenditures and meet debt coverage ratios in order to obtain favorable financing, do not view cash flow as a vehicle to cover future down payments. 

It's not impossible but certainly a huge undertaking with a lot of pressure on a first time househacker.
