.$300 and background check- and having to disclose - seems very reasonable at first glance. curious if anyone objects to it - what reasoning ?

I'm based on the west side of the Twin Cities and am investing on MN's North Shore (Duluth, Two Harbors, Grand Marais) The house were under contract for is a long-term duplex. 

What you want is an agent with experience who knows how to negotiate, watch your back, navigate difficult situations, understand contracts and law, provides an objective cross-check, etc.

I'm not always opposed to some of these measures, but I am objectively looking at how this will affect investing decisions.I agree, the reclassification of vacation rentals to commercial property is the big issue I'm watching.

Now, my kids are 12, 15, and 15 (twins), and I'm an active real estate agent in Pinehurst, NC. 

Do you want a company that will keep the long-range investment objectives in mind or one that focuses on today and today's profit alone?

With the money they raised they bought too little real estate to achieve their investment objectives, have LENT millions to the training company, financed a couple homes (wonder who got those, I can't find where they ever disclosed - but it will come out).

Our next big objective is to eliminate our housing expenses by purchasing a triplex or fourplex using my VA benefits.

The objective is to keep as much of your operating capital intact as possible.The goal is to buy, fix, finance, and avoid leaving cash in the deal, so you always have liquidity for future projects.
