During the Inspection, it revealed some issues with Plumbing, mold, Mildew, Termite.

Part of DD is to verify that termite inspections have been done.

There is also termite presence potentially since treatment was done and other issues that I am thinking will be around 8-10k. 

Me personally though, I always try to look for scenarios where cash flow & CoC, as well as other indicators (DCR, GEI, etc.) perform a bit more aggressively/positively in both the short term and long term. It

Long story short it cost me a deal plus more money (Besides the sign up fee (5k not 4k) plus the monthly cost of 160 to 180 for the "subscription" as well as the EM, Termite reports etc. and not only caused issue with the seller and their realtor but mine as well.

Definitely a very humid environment, especially near the coast, so expect to deal with all of the issues that come with high humidity - termites, bugs, mold/mildew, wood rot, etc.

You probably don't know about septic systems, foundations, how to look for termite damage, how to know if you need a new roof, how much life is left in the AC, or what it costs (from a contractor) to fix much of anything.
