We install the cheap stuff on the back wall on a roll at HD with a mid-grade pad (A properties).  

If tap is leaking and tenant does not care.

There is no custodian or red tap I need to deal with.

That's great, but most dogs have the "aim" of a 5 year old boy and seem to miss the pad a lot.  

If you get an area rug, make sure you get a rug pad as even an area rug will scratch hardwood.Is your type of hardwood engineered?
