You could grow a portfolio but will it be sustainable?

In my mind I tabled the manner as we had more pressing things to tend do and I needed everyone to be in work mode.To make the matter worse upon my arrival he had done no work, just small demolition he charged me over 1000 to do, and it wasnt even 100% complete by the time I got there. 

Do not furnish the home in any manner.

Non-payment of rent is always the path of least resistance to get someone out in a somewhat timely manner.

Any lender will see the income/loss in this manner even if the debt is not on your credit report.  

The problem is the sustainability of these students.

Consider if refinancing after increasing rents could work, and whether MTR/STR demand is strong enough to sustain long-term profitability.Keep as LTR with Minimal Cash Flow: While this avoids a cash outlay, being cash flow negative or barely breaking even isn’t sustainable long-term.

Unfortunately, renting in the far-left wing states allows tenants to be treated in a manner that far exceeds ethical rental practices. 

They do an extremely good job at communicating in a professional and respectful manner, but not so much anything else.
