Does anyone have a suggestion for an app I could use when visiting houses so I could just bring along an iPad and jot down details/notes when I walk through the house and keep track of all the properties I've visited?

@Emma Whear I might suggest you talk to a local real estate attorney (or another owner of a similar property) to make sure you prepare yourself if/when the City's blind eye starts being able to see ;-)

@Xavier Perera If it’s financially feasible I suggest starting by house hacking a 4-plex.

Are you looking for suggestions about the townhouse you bought last year or for a future acquisition?

I really suggest you change your goal from making a tiny taxable cash flow (anything less than $1,000/mo per door.) until capex eats it up.

I also want to learn about other types of investment besides real estate so if you have any suggestions let me know. 

I would suggest finishing school, working as a part time agent while you are at school, saving commissions for investing, and working with a team that focuses on investing as opposed to residential sales.There are also local meet ups every month.
