Tired of the subscription world creeping into my business, too.  

I operate based on a similar concept with my commercial real estate brokerage that is subscription based on a month-to-month basis.

Avail is $7 dollars a month per rental unit (for the upgraded service, I believe), and RentRedi is free with a BP membership or has a $1 for 6 month trial subscription.  

Quick google search is all you need.They charge $197 for a monthly subscription to a deal analyzer.

I recommend AirDNA subscription for picking and evaluating both markets and individual properties, a little pricy, but if you are taking the investing seriously and with a long-time horizon, definitely worth it in my opinion

There are no additional fees to your subscription.

As a general rule, each entity that files a separate tax return (partnership, s-corp, c-corp, etc) will need its own QBO subscription.

How the subscription agreement or paperwork you signed to do the deal would play a role in what you can and cannot do.
