I can only think of 2 times inn the last decade my client has had to go though an eviction and both times it started cause the owner and tenant had personal issues. 

It’s great to hear that you’re looking to invest in the OKC market—it’s such a fantastic area with strong long-term potential.

OKC has alot of opportunity mainly because of its low level of enforcement of housing codes, strong landlord laws and conservative judges in eviction court.

If that’s the case, I’d recommend considering areas outside of Dallas proper where you can still find properties with strong growth potential.Cities like Prosper, Melissa, Princeton, and Anna are excellent options to explore.

Any recommendations for starting strong would be appreciated. 

Because it takes repetition for people to remember things and you have to be top-of-mind when they encounter a potential client for you!

If I read the story correctly, your client did not report rental income.

My advice: don’t overthink it—your first house hack is about learning, so pick a strong rental market, ensure solid demand, and lock in a deal that gets you close to break-even or better.

Fishtown and Point Breeze are strong options but can be pricey.
