Your focus on the Dallas market and Fix and Flip projects sounds solid, especially with the DIY approach and having an interior designer on your team. 

We have helped a ton of clients with the process here in Chicago..just be sure to find a team (Agent, Lender, HUD Consultant, and General Contractor) that has done these renovation loans in the past!

There are some good rents and potential for even Sec 8, but it depends on what you are comfortable with and where you have a team that could help with rehab.Good luck!
