Real Estate Agents(me) are not Surveyors, building inspectors, roofers, lawyers, Lead RRPs...... we typically know what should be done but we are the "source for the source".Do not drink or have a large meal prior to doing this - you will get sleepy.  

Just drove around the area today, and it looked pretty sleepy, even downtown on a Friday afternoon.

Sleep is optional at your age. ;) Personally, in college, I was able to work 40 hrs (thankfully I had a flexible job) and remain at the top of the semester hours where I would have had to pay more to take more classes beyond full time.  

Having just sat in very long traffic lines in formerly sleepy Weatherford, I can attest that this area has been discovered.

They just need a place to drink beer, cook food, do laundry, shower and sleep.  I

I remember it taking 6 hours on treacherous mountain roads to get to Dominical from San Jose, when Dominical was a sleepy village off the beaten path.

Our 3 bedroom STR max people it can sleep is 8 (2 in each bedroom plus 2 in a pull out couch on a separate level). 

We invest in Delmar, which is a small sleepy suburb just outside of Albany, NY.

Those once sleepy neighborhoods are seeing a ton of development and new buyers that are changing the demographic of the area,Being a broker, I have seen it happen over the years.
