But the level of negative cash flow that you're talking about is quite high and it sounds like it's not something you're comfortable with and thus should look for something else.

Access to these,  I do not believe requires a license, but it is in the thousands of dollars for access at the level you need.

I'd level up with a BRRRR, live-in flip, or house-hack before jumping into a challenging renovation.

The level of grime and disrepair is absolutely extreme, the house reeks, trash in the yard. 

When I was in college I got offered a job that was a pretty low level crappy position, but at the bank I wanted to work at. 

I have flipped new homes and townhomes but phased out raising a family and now am focused on utilizing my skills which are building, selling, expanding a circle of influence to focus my effort on the above.
