In Cleveland, they may pay a premium, but in MY neck of the woods, the max rent allowed is far below market.

Wood has an ignition temperature of about 700F.

This is of course assuming it's a 2-4 bed / 2 ba SFH wood or CBS frame SFH on a standard lot.

Water, trash, internet, and fire wood make up the rest of the utility allocation.  

We did a 100% gut/rehab on a 1950's house in 2018 and converted it to a duplex, turned out beautiful, salvaged the original wood floors in parts of the house, put good LVP in the rest, simple plastic mini blinds on every window.
