Cash flowing at 5% down was possible about 3 years ago—but that ship may have since sailed.Now, you’re left with two options: you can either pony up more cash per deal, or you can potentially look out of state for markets with more favorable rent-to-price ratios.Or…you can wait for rates to decline, but I don’t know how much a 100 or 150 basis point rate cut in the next year will really move the needle.That said, some firms (usually new construction companies, turnkey providers, etc.) will enter into forward commitments with lenders at institutional rates and then pass cost interest rate savings onto end buyers to entice them to purchase a property.

There’s just something about owning a duplex or triplex that makes the numbers more forgiving...you’ve got multiple units covering your expenses, and if one tenant’s late on rent, at least the others might keep the ship afloat.A friend of mine once worked with a client who snagged a triplex down in Austin and ended up treating me to breakfast tacos after those first rent checks cleared.

There are 2 major deep sea ports in LA and San Fran for import/ export shipping, tons of natural resources and many high paying jobs such as in Silicon Valley which is the worlds premier tech hub, lots of venture capital funding for startups and many billionaires, probably more real estate investors have become multi-millionaires through appreciation there than anywhere else in the USA besides NYC… the list goes on and on.

that ship sailed after he probably got hundreds of demand letters.. would not be fun to be him and his wife right now.. but the fact that they are still selling just shows in my mind and personal opinion that they are pretty delusional and think themselves a victim.
