@Leah MillerTypically no - condo bylaws and zoning regulations typically do not allow to segment a units potential exists to possibly combine units (which can be cost prohibitive as you need board approval and potential building code issues) but I have never seen a condo building allow someone to subdivide a unit

It will have an impact in the median home price segment of a city and below.. for homes above median I dont think there will be much to any impact.. keep in mind this is first time homebuyers only I believe.

So it's a little tough for me to get a good feel for whether the inventory is just really low, which is why the volume of deals in that segment seems so limited.What do you think?  

If you are sensitive to the potential for people leaving, then do it in segments. 

My focus when selecting properties is to buy only those that my target tenant segment is willing and able to rent.

They are both growing rapidly and expanding their tourism segments.
