The house is worth about 500k.I'm not putting my money in this property and obviously don't see it as a money maker, BUT -the owners asked me a question to which I didn't know the answer.The 1st filed Lis Pendens a few years ago and then just stopped moving forward (Bank of America) after the owner filed a Pro Se "produce the note" defense.

I guess my original post was not really attacking the merits of the WD v. the QCD it was more to let pro se grantors (like Sarah) see that you legally shouldn't just sign a WD at a notary's office and give it to your boyfriend for consideration where there are encumbrances on the title.

If title is in an LLC or corp I suspect you won't be able to do the suit pro se and will need an atty.
