OP  Stuart is highly experienced in Philly I would listen to what he has to say as well as Chris.this is pretty standard from what I see in big cities.. its why i will no longer build in the City of Portland.. every building permit application comes back with a check sheet EVERYONE its standard procedure i think for these large municipalities..

When I talk to loan officers they say a DSCR loan would be ideal for even a newer LLC because it's more about the numbers on the deal as long as you have the cash for the average 20% and whatever points down.

It can be a lot of work at times but its definitely not enough to live on because I don't put enough money back for the big stuff- things like say a new roof, new carpet, fence, painting building, HVAC repairs, etc.
