Keep at it and try not to let one bad experience ruin it for you! 

My property managers finally got cell service, albeit spotty, this evening and conveyed that to me.Heard even the Biltmore is ruined.

I also would stay away from carpet, too many opportunities for it to get ruined, try to not let the cheap and easy appeal distract you from the headaches it could cause. 

Even if it ruins you're parents trust to invest in you, just stay positive and keep on finding new ways to reinvent yourself until you find a plan that works for you. 

Subject too you can get in low cost or free but the risks associated come with the need for money, silent seconds can ruin your personal life and make refinances possibly impossible or can sink the investment throughout or after liquidation.

If you are also living below your means, saving, and reinvesting after tax dollars you can get the ball rolling faster.Nothing ruins an investing career faster than a surprise $20,000 CapEx bill to a new investor who has $2,000 in the bank and just spent every penny they have on a high risk property. 

The taxes, insurance, legal, upkeep, vacancies will drive you nuts if a few hundred dollars ruins your day. ;-) When foreclosures are common, (which they are not right now), I send out two thousand letters a week.
