Honestly if you are doing STR I would suggest doing Austin itself rather than all the way out there in Kyle - maybe a couple of years ago when the prices were through the roof in Austin city itself this would be a good alternative but there is a blip right now where you can get a god entry point in Austin (downtown/east ideally) for STR

Roof, plumbing, electrical upgrades? 

I put $6000 into repairs, mostly paint, new light fixtures, new appliances, painting cabinets and fix a small leak coming from the roof.

Mechanicals, roofs etc. can be towards the end of their useful life and pass inspection but then the cap ex can't be absorbed in many of these C/D neighborhoods.

Fortunately, all major capex are in great shape (roof: 5 years, AC: 3 years, siding: 6 years).I just wanted to say a big thank you to the BiggerPockets community! 

Crime is thru the roof, homelessness, high taxes, etc. 

You put on a new roof for $30K but the market won't pay you a $30K premium just because of it. 

Shed has collapsed roof.

Look for properties with updated roofs, electrical, and plumbing.
