It wasn't until I brought the 2nd guy in that I found out that the roof wasn't done properly, the framing wasn't done properly, and some other things that caused some rework. 

Any suggestions for some good brokerages to look at for limited RE work, and hopefully let me do some property management as well?

I learned my process was not perfect so I have networked my way around San Antonio and have reworked my business model and work-systems.

OJT is typically not an option.Once you've determined an offer the lender is likely to accept, re-work your numbers and see if the deal is still worth pursuing.
