My realtor does a lot and I have a handyman who is a retiree who does a lot of my work for me. 

It’s more working professionals, young couples, families or retirees.

And having cash reserves to pull from to avoid over-depleting long-term investments when markets are down (for retirees), is also wise.

The location makes it desirable for retirees and people trying to get away from city life while being close enough to still have a "real job."

Medellin has had an incredible turnaround and is now one of the world's hotspots for digital nomads, US/foreign retirees.

This property we were targeting a couple, retiree, single business professional.

As a homeowner turned renter and retiree from another state, I had assets (savings account balance) to prove my capacity to pay the rent for a year and a good credit score to prove my character of paying my bills on time.

If you utilize seller financing, you can sometimes get the seller on board because they get their sales price and you get favorable loan terms2)  They don't need the cash right now (retiree, empty nester) and are financially astute enough to see how collecting interest for 5-10 years on their note can be very profitable.Which argument works completely depends on what the seller needs.   

Phoenix is obviously going to be leading the charge on that.The main population segments moving here are going to be:1) Retirees from colder states (Florida #1 destination, Arizona #2) Over 10,000 people turn 65 every day.2) Younger Generations from California (mostly from SoCal - Median home price is double Phoenix's)The main thing that'll keep the ball rolling is young families from more expensive markets like California.
