To answer your question, you can use AirDNA or another short-term-rental income analyzing website or software.

It's a good rental market for buy and hold.

I'm looking at purchasing a motel that was converted to 10 long term rentals.

I'm based out of Raleigh and personally own rental properties in Fayetteville, Benson and Clayton and could offer some friendly advice and help out with your journey. 

Malibu allows it but requires a 15% "hotel tax" on the gross revenue.I would recommend looking out of state or underwrite the property as a long term rental in the event laws change.

We have a Townhouse on Oahu that was originally a primary residence which we turned into a rental back in 2018.

And eventually it shifted to more straight rentals as the market for capital got easier again.

For now, we just contact the city/township construction department to ask about pre-sale or pre-rental requirements and follow along.
