But 4th, 5th, 6th, 7th, if done right, showing me serious, dedicated, INVESTED, well I think that would turn the tides and at some point I'd gain enough belief and respect for the effort, I'd give em a crack. 

I am religious about checking and maintenance on the decks, stairs and railings just so I don't have a guest issue.

I'm in a bit of a unique situation in that I'm a California resident and can only invest in properties all-cash for religious reasons.I'm not able to use leverage/loans, and I know and accept that investing all cash is not common, but thats the way I do it. 

The people who properly saw the benefits of RE, low rates and took a risk on those beliefs benefitted as should have happened.  

I am not incentivized by them so I can be forthcoming with my experience and provide you with my honest feedback about the community.My journey towards multifamily investing started like most of this community, listening to and reading Bigger Pockets content religiously.

It is my firm belief that there is a market for every type of layout in the mid term space, especially when you're located in a major city like Chicago.

Save religiously, improve your credit, and pay off any outstanding debts you may owe. 

If I had hired a pro, it would have been done in under two and the extra rent income would have paid for the pro.My biggest misconception was my limited belief that I couldn't buy multiple investments.

I had to crush limiting beliefs—like thinking I needed to start small or that investing out of state was too risky.

It's a real problem and can only imagine the number of investors out there who are operating their businesses recklessly under the false beliefs of protections of an LLC created and stored away in file cabinet.
