Within my 20 years of experience, I'd highly recommend looking into Central Florida, especially areas like Tampa, Holiday, New Port Richey, Port Richey, Seffner, and Lakeland.

For example, properties became available at the onset of COVID, during a snowstorm, a hurricane, a major holiday, or after some other unexpected event.

If you are having that much activity but cannot find the right tenant than you will want to lower the price just slightly to entice better tenants OR you can relax on your qualifications.

I'm concerned that the delay is because of the holidays and I wont' be able to get the tenant out until the beginning of 2025. 

In the peak season the math is better.We started charging MTR a bit more for the four biggest holiday weekends of the year. 

My property manager I don't think has a chance to relax, but she does have systems built around her to free up the time when it comes to regular maintenance and rent collection.
