@Marisa AlvarezTell your tenants to reinstall the smoke detectors as they are a life safety requirement.  

Popcorn and any textured ceiling can be ripped down and reinstall drywall or you can go over it with drywall.

Im here in City of Atlanta and I have a house that need a full Kitchen, light electrical (cut wires in 2 room, install light cans, wall fix/holes, ceilings re-installed, full bathroom. 

Toilets aren't worth it, because they are like $100 new and the effort to remove the toilet from the wax ring without breaking it and then cleaning off the wax ring to get a good seal when reinstalled just isn't worth the effort. 

Things that require some form of opinion are harder (Basement drywall was installed before the requirement for mold resistant drywall, recommend removing and reinstalling with current materials to code). 

The tile doesn't go up high enough and I need to do something so the drywall isn't destroyed.I've thought of a few ideas. 1. tear off the bullnose pieces, continue the pattern up and reinstall bullnose2. tear out all tile, and just retile.

I also deleted the BP app and reinstalled it to no avail.HELP!!

or..if that doesn't work easily - Pop the trim, and pry (or sawzall) the door out - reinstall a new one.

The bathroom fan also needs to be replaced, via the attic.Lastly, rather than re-installing carpet, I want to install solid or laminate flooring throughout.
