Btw if you want mortgage or foreclosure information you can walk about 6 minutes from the courthouse on John Street at the city Registrar for that info.

Is the building on the national registrar of historic places or in a neighborhood that qualifies?

In circumstances where the area is registered, the Registrar of Titles guarantees the quality of title and no title deeds are transferred to or retained by the purchaser.

If you check with the Clerk of the Court, Registrar of Deeds or whatever government agency is responsible for recording property related documents in the county where your property is you may find they already provide a similar notification service at no cost. 

Ask the registrar what, if any, requirements he has to fulfill: eg; is he required to register quarterly, annually, etc.

I haven't used either yet, but I'm very tempted.Also some good domain registrars are Namecheap and Godaddy.

Property is in TN actually, it is historically significant, but not on the registrar/in a historical district (current owner has been approached before on the subject).  

I think your decision is between keeping an LLC alive and paying basic fees on it (e.g. registrar), versus exposure to small claims for 3 years or contract breach for 6.
