I have had a lot of contractors over the years try to blow smoke up my rear thinking I didn't know what needed to be done and how much it was really going to cost.

Some of the ideas I have came across after the searching these forms and talking with friends that have had success in RE are;-Out of state investing (may be best for cashflow?)

We have taken care of engineers and permits.Assume that there is reasonable access from the rear of the property - and these are all attached row homes.If anyone has recommendations for a good subcontractor we are all ears.  

The basement only had a rear entrance through a sketchy back alley so I had a front door dug out that went under the front porch.

I recently made an offer on a duplex, it's 4bed 3bath front unit + 2bed 2bath rear unitcurrently rear unit is rented for below market price at $930, market is around $1100-1200, rear unit is in very good condition and tenant maintained it well and i plan to keep her.

When you get to the rear car do you keep running so you can try to get to the front car?

A current tenant has damaged the rental property beyond the normal wear & tear. (3 by 6-foot hole in dry wall; Garage access door complete broken off with damage door frame, the main entrance door way frame is broken and need to be replace, damage to the rear entrance door frame as well).

Too many deals are getting killed today by outright stupid appraisals that are done in a manner to cover the appraiser's rear instead of in a manner to reflect true value.

There is an enclosed rear porch that is unfinished and uninsulated.
