It was a wild time for subject to transactions while interest rates were increasing, property values were increasing, and lenders were stuck and could not call loans due when a property was sold or transferred.

I’m currently diving into the real estate world, focusing on finding off market deals and distressed properties as a bird dog.

But you still own the property 100% in your name. 

Some people will do this with one building, then after a year go out and repeat the process with another property.

Did I mention there is no property tax in Croatia ;) When you buy abroad, it’s not just a property that you are buying...you are buying into a lifestyle.

Then look at places where you can buy those properties, and last investigate with HUD what is the section 8 rental in those areas.In that way, you will collect a lot of knowledge in the process.

With you managing their properties for them, it gets more difficult to meet this test.
