I am looking to acquire raw land and develop it into an RV / microhome community, including construction of the homes.

I am interested in purchasing some raw land that is zoned residential. 

Typically there is a metal plate between concrete and raw wood to avoid the rot.

That is, do you want to develop lots out of raw land (developer), or build houses on lots (builder/contractor)?

It is raw and it is real.  

I signed up to help provide more value to my home building company by buying raw land and not being beholden to the market for finished lots.

There is money in buying raw land and getting it permitted for build with plans and flipping it shovel ready 

Yea I have spent many yrs in analysis paralysis looking for that right brrr 70 cents on the dollar etc and just decided to go brand new on my own raw dirt and build a floor plan that I like.

To be honest am unsure where to start after buying raw commercial land.

My thoughts from the little I know about the raw numbers however:1) You have no reason to not raise the rent at least a small amount to compensate for the extra cost of ownership the past few years.
